Sobha City remains one of Abu Dhabi’s largest new masterplans, with 38 million sq.ft. planned in Al Bahiya and an estimated development value of AED 40 billion. The project marks Sobha Realty’s first major community in Abu Dhabi and extends the developer’s presence beyond Dubai into one of the capital’s most active growth corridors.

Since launch, the conversation around the project has shifted from the scale of the announcement to the units still available in Phase 1. Current availability is now concentrated across three residential products: River Cove Residences, The Terraces, and The Orchard.

Location and Positioning

Sobha City is located in Al Bahiya, on the mainland side of Yas Island, with frontage onto the E10 and E12 highways. From the site, Yas Island is around five minutes away, Ferrari World is around ten minutes away, Yas Mall is roughly eight to twelve minutes away, and Zayed International Airport is around fourteen to fifteen minutes away.

The location gives the project access to an already established lifestyle and tourism district while keeping it outside the pricing pressure of Yas Island itself. For long-term positioning, Al Bahiya also benefits from available land at a scale that can support full community development rather than isolated residential blocks.

Current Phase 1 Availability

Phase 1 is the first limited release within the wider Sobha City masterplan. Current availability has already narrowed to selected units across the apartment, garden villa, and estate villa categories.

The three product lines currently available are:

River Cove Residences, the apartment component along the canal promenade.

The Terraces, the garden villa collection with G+2 layouts, Majlis rooms, private gardens, and raised terraces.

The Orchard, the estate villa collection with fully detached 4, 5, and 6-bedroom homes.

This phase remains the earliest entry point into the wider masterplan.

River Cove Residences: Apartments From AED 2.43 Million

River Cove Residences is the apartment component of Sobha City, positioned around the canal promenade and internal landscaped areas. Current availability includes two and three-bedroom apartments, with views varying by tower, floor, and orientation.

The Terraces: Garden Villas From AED 6.67 Million

The Terraces is the garden villa collection within Sobha City. These are townhouse-style homes built over ground plus two upper levels, with layouts designed around family living, guest hosting, and outdoor space.

Every home includes a Majlis, which remains an important feature for families in the region. The layouts also include a private garden at ground level and an elevated terrace above, giving residents outdoor space across more than one level.

Current availability starts from AED 6.67 million for a 3-bedroom garden villa. Four-bedroom garden villas currently start from AED 8.07 million.

At the moment, The Terraces offers the lowest available villa entry point within Sobha City. Buyers who want a villa product inside the masterplan without moving into the estate villa price bracket will likely focus on this segment first.

The Orchard: Estate Villas From AED 9.05 Million

The Orchard is the estate villa segment and represents the largest private homes currently available in Sobha City. The collection includes fully detached 4, 5, and 6-bedroom villas on private plots.

Four-bedroom estate villas currently start from AED 9.05 million. Five-bedroom villas start from AED 11.2 million. Six-bedroom villas start from AED 13.4 million.

These homes are aimed at buyers who want larger private residences with family-oriented layouts, private outdoor areas, and access to the full infrastructure of a planned community. The 5 and 6-bedroom formats also offer larger multi-generational layouts, with additional lifestyle and service spaces depending on configuration.

Masterplan and Community Infrastructure

The wider Sobha City masterplan is planned across 38 million sq.ft., with a strong emphasis on open space, landscaping, and pedestrian movement. Around 60% of the site is planned as green and open space, with more than 50,000 trees across the community.

A canal runs through the development, supported by a two-kilometre promenade, artificial beaches, marina facilities, restaurants, retail, and leisure spaces. The wider plan also includes three schools, healthcare facilities, a mosque, and an executive Par-3 golf course designed by Greg Norman Golf Course Design.

The planned amenity mix is broad, with cycling and walking routes, wellness zones, gardens, play areas, outdoor dining areas, sports facilities, and community gathering spaces distributed across the masterplan.

Why Sobha’s Delivery Model Matters

Sobha Realty operates with a backward-integrated model, which gives the developer control over more stages of the development process than a typical outsourced model. Design, engineering, construction, materials, joinery, interiors, and site execution are handled through Sobha’s own ecosystem.

For buyers, this matters because the quality of delivery depends on more than the masterplan. Construction control, finishing standards, material consistency, and coordination between teams all affect the final product.

Sobha has already applied this model across its Dubai communities, including Sobha Hartland and Sobha Hartland II. Those projects helped establish the developer’s reputation for finish quality, landscaping, and community-scale execution.

Payment Plan and Handover

Handover across the current residential products is targeted for Q4 2029.

The payment plan depends on the product type. Villas and townhouses in The Orchard and The Terraces are currently being offered with 40% payable during construction and 60% on handover. River Cove apartments follow a 60/40 structure, with 60% payable during construction and 40% on handover.

Abu Dhabi’s standard property registration fee is 2% of the purchase price. Properties purchased at AED 2 million or above may also make buyers eligible to apply for the UAE Golden Visa, subject to approval.

Current Buyer Takeaway

Sobha City is still in the early stage of its Abu Dhabi rollout, and Phase 1 remains the first entry point into the wider masterplan. The main update is that buyers are now working with selected remaining availability rather than a full launch release.

The Orchard estate villas from AED 9.05 million.

For buyers considering Sobha City, the next step is to compare available units by view, plot size, floor level, orientation, payment structure, and long-term resale positioning. In a masterplan of this scale, the strongest option is usually the unit with the clearest future story, rather than the unit with the lowest headline price.
